Fire Risk Assessment

Fire safety legislation that came into force on October 1st 2006 stipulates that fire risk assessments must be carried by a competent person in non-domestic, industrial, commercial and residential premises. Employers, commercial landlords, building owners and managers must comply with this legislation which is in place because it helps protect employees and staff in case of a potentially harmful emergency situation related to fire or smoke inhalation.

Fire risk assessments can also identify potential hazards before they become a real problem. The competent person will assess the risks arising from the potential hazards, and then take a view as to whether existing fire precautions are adequate or if more needs to be done. The risk assessment is subject to regular review and ultimately is in place to protect and look after staff, employees and all workers.

In making your organisation compliant, you are also avoiding potential costly fines or penalties that may well occur.

If a building has more than five regular occupants, the fire risk assessment must be in writing.
